Wolford Wayne LLP is a tenant’s rights law firm dedicated to representing Bay Area tenants. We represent tenants
in landlord-tenant disputes in San Francisco, Oakland, Berkeley, Richmond, and Santa Clara County.

Our services include representing tenants in:

Constructive
Eviction lawsuits

When a tenant is forced to move out of their home due to poor living conditions, mold/mildew, pest infestations, or harassment this is known as a “constructive eviction.”

Failure
to Repair

Our office represents Bay Area tenants in disputes that arise out of a landlord’s failure to repair and maintain their apartment or home. In California a landlord has a duty to provide their tenants with safe, sanitary housing.

Rent Board
Hearings

Wolford Wayne represents tenants in disputes at the San Francisco and Oakland Rent Board, including disputes over unlawful rent increases and decreases in services.

Tenant
Harassment

Tenants who have been subjected to harassment may have grounds to sue their landlord for damages. Tenant harassment includes: removing services refusing to make necessary repairs, threatening tenants with eviction or harm, or attempting to force a tenant to vacate their apartment.

Wrongful
Eviction lawsuits

A wrongful eviction occurs when a landlord evicts a tenant in violation of a local rent ordinance or California State Law. In San Francisco, Oakland, Berkley and other cities with a local ordinance a landlord can only evict a tenant with a “just cause” for eviction.

Tenant
Buyouts

Wolford Wayne helps tenants in San Francisco, Oakland and Berkeley to negotiate tenant buyout agreements with landlords to ensure they get the best deal possible in exchange for vacating their rent controlled home and to protect their interests.

We pride ourselves on providing practical, affordable and aggressive representation on behalf of residential tenants.

Our Office ONLY Represents Tenants, Never landlords.

While some firms represent both landlords and tenants – essentially acting as hired guns for whoever has the money to pay them, we believe that the divide between landlords and tenants that exists in the Bay Area is one where you cannot play both sides. As part of our dedication to tenant’s rights our office is closely aligned with local non-profit housing rights organizations such as the San Francisco Tenant’s Union, Housing Rights Committee and Eviction Defense Collaborative.

Fees and Costs

The majority of our cases are handled on a contingency fee basis – meaning there is no out of pocket cost to you. We get paid when you get paid. This allows us to represent clients of all economic backgrounds. To find out more about our fees and whether we can help you, contact us today for more information.
